The Austin-area housing market continued to demonstrate resilience during June 2026 as home sales increased, pending contracts surged, and available inventory tightened throughout much of Central Texas. According to the latest market statistics released by the Austin Board of REALTORS® (ABOR), buyers remained active despite higher mortgage rates while sellers benefited from improving market conditions.

  • Median home price: $450,000, up 1.1%

  • 4,712 new listings, up 1.8%

  • 13,245 active listings, down 14.8%

  • 2,994 pending sales, up 13.2%

  • 4.4 months of inventory, down from 5.4 months

  • $1.81 billion in residential sales volume, up 5.9%

  • Homes sold for an average of 93.9% of list price

The sharp increase in pending sales combined with declining inventory suggests buyer demand remained healthy heading into the second half of 2026.


Austin City Market Update

The City of Austin experienced one of its strongest months this year.

June 2026

  • 1,054 homes sold (+4.6%)

  • Median sales price: $605,000 (+3.6%)

  • Pending sales: +16.5%

  • Inventory: 4.3 months

  • Active listings declined 22.1%

  • Sales volume increased 8.1%

Although inventory remains balanced compared to previous years, the decline in active listings indicates buyers faced fewer choices than they did one year ago.


Travis County Market

Travis County continued showing strong demand.

June 2026

  • 1,389 homes sold (+6.7%)

  • Median price increased to $542,000

  • Pending sales climbed 16.7%

  • Inventory declined to 4.7 months

  • Sales volume increased more than 13%

The combination of higher prices and stronger sales volume reflects continued confidence in Travis County's housing market.


Williamson County Market

Williamson County remained one of Central Texas' most active housing markets.

June 2026

  • 1,001 homes sold (+4.3%)

  • Median price: $426,800

  • Pending sales increased 14.5%

  • Inventory declined to 3.7 months

  • Sales volume increased 5.3%

Williamson County continues attracting buyers seeking affordability relative to Austin while maintaining convenient access to major employers.


Hays County Market

Hays County experienced a more mixed market.

June sales declined nearly 23%, although the median sales price increased 9% to $400,000. Inventory increased slightly to 4.8 months, suggesting buyers had somewhat greater negotiating leverage compared to surrounding counties.


Bastrop County Market

Bastrop County remained relatively stable.

  • Sales increased slightly (+0.7%)

  • Median price declined to $344,900

  • Pending sales increased nearly 15%

  • Inventory measured 6.6 months

The higher inventory level provides buyers with more options while maintaining a healthy pace of pending contracts.


Caldwell County Market

Caldwell County experienced one of the largest increases in available inventory.

New listings jumped more than 74%, while active listings increased 36.6%. Although median prices declined compared to last June, pending sales continued to rise, indicating buyers remain active in this growing market.


Year-to-Date Market Trends

Through the first half of 2026:

  • Home sales increased 4.8%

  • Pending sales increased 9.8%

  • Residential sales volume increased 4.2%

  • Median home prices declined modestly 2.4%

  • Active listings increased 1.8%

Overall, the market continues transitioning toward a healthier balance between buyers and sellers compared to the extremely competitive conditions experienced several years ago.


Rental Market Update

The Central Texas rental market also remained active.

During the first half of 2026:

  • 17,185 leases closed, up 7.3%

  • Median monthly rent declined to $2,100

  • Pending leases increased 8.0%

  • Total lease volume increased 3.2%

The increase in leasing activity alongside modestly lower rents reflects continued demand while providing tenants with additional choices.
